Live
Watch a Friday evening go by.
One row changes at a time. Note the fourth line: a lead that did not pick up says so, with its retry schedule, instead of quietly disappearing.

Every enquiry, and what happened to it.
Not another CRM to keep up to date. One screen showing what is live, what got booked, and what still needs a human.

OwlvoxHello, is that Sarah? I’m calling about the three-bed on Cotmandene Crescent you enquired about a moment ago.
SarahYes, that was me.
OwlvoxAre you hoping to move before Christmas, or is it more of a spring plan?
SarahIdeally by October.
OwlvoxWe have Thursday at half six, or Saturday morning. Which suits?

Your stock
It quotes your properties. Only your properties.
Budget, bedrooms, area and position come out of the conversation. What comes back is read from your own book as it answers, prices and all.

Read from your book
Every address and price comes from your own listings at the moment it answers, not from memory.
A maybe is called a maybe
A near-miss is offered as one and named as one: one area out, £29,950 over, said out loud.
Nothing fits? It says so
It cannot describe a house you have not got, so nothing is ever close enough to be a problem on the doorstep.
Figures shown here are an example, not a live feed.
Memory
She told you on Friday. She should not have to tell you again.
Automated replies are disliked for one reason: they start from nothing every time. This one picks up where the conversation stopped, ten minutes or a week later.
It picks up where it stopped
Ten minutes or a week later, the next reply starts from what was already said, not from hello.
Nobody is asked twice
A buyer who has to re-explain their budget on Saturday morning has already decided you are not paying attention.
One memory, every channel
Friday’s WhatsApp and Monday’s call are the same conversation, whichever one they picked.
Sarah: I’m interested in the 2-bed in Beckenham.
19:42Owlvox: It’s still available at £339,950. Are you looking to buy or rent, and when are you hoping to move?
19:42Sarah: Buying. Around £350k, and we’d like to be in before October.
19:44
Sarah: Can I see it next week?
09:12Owlvox: Of course. You were looking to move before October, budget around £350k. I have Tuesday 18:00 or Thursday 18:30.

Still knew on Saturday morning
- 2 bed, Beckenham
- Around £350k
- Buying, no chain
- Before October
Underlined: carried over from Friday, without her being asked again.
Follow-up
The lead you had nothing for is not a dead lead.
It is a lead whose property has not arrived yet. When it does, somebody has to remember them. In a busy office, nobody does.
- 1
Monday
Sarah asks about three-beds in Beckenham
You have nothing that fits, so she goes quiet. Her budget, bedrooms and area are written down all the same.
- 2
Wednesday
A three-bed goes on at £345,000
Somebody adds the listing the way they always would. Nobody has to remember Sarah.
- 3
Seconds later
Owlvox notices
Every lead still looking is checked against it. Sarah comes back near the top, with three others nobody had thought about since February.
- 4
Wednesday, 14:06
Sarah hears about it
On WhatsApp, the channel she used on Monday, inside the budget she gave.
Saturday
Viewing booked, 11:00
In the diary, with a reminder the day before.
Status
Matched Wednesday · 3 bed, £345,000
Two days after nothing fitted.
Owlvox: Hi Sarah. A 3-bed in Beckenham has just come onto the market, within the budget you mentioned. Want me to arrange a viewing?
On WhatsApp · the channel she used on Monday
Instagram, Messenger and WhatsApp only allow a free message within 24 hours of the buyer’s last one. That is Meta’s rule. Outside that window the match goes to your team instead, on the board with the reason attached, so somebody can ring them the same afternoon.
Handover
It knows when to stop.
The real worry about an automated assistant is that it will not let go of someone who has had enough of it. Ask for a person and this one stands down, first time, without arguing.
Sarah: I’d like to speak to someone.
Owlvox: Of course. I’m passing this to the team now and someone will call you back today. I’ll leave you here.
Stood down on the first ask · nothing else asked

Owlvox will not dial this one
It sits with your team until somebody rings her.
It stops on the first ask
No third attempt at a budget, no “before I pass you over, could I just take your postcode”. The next thing she reads is that a person is coming.
It hands over what it has
Whoever picks it up already knows the property, the budget and the timescale.
It does not ring her itself
Every other kind of callback can be dialled automatically. This is the one type that never is. The whole point is that a person should.
“Speak to someone” is only the plainest way of asking. It stands down for “put me through”, for “are you a robot”, and for anyone asking for a manager. In English, French and Arabic.
Channels
One agent. Every place your leads arrive.
The same assistant, remembering the same customer, wherever they wrote from. What it can do is not identical everywhere yet. Here is the whole grid, not the good half of it.

- Respond
- Answers in seconds, about the property they asked about.
- Qualify
- Budget, bedrooms, area, timescale, buying or renting.
- Search
- Checks your listings and quotes real ones back.
- Book
- Puts the viewing in the diary and confirms it.
- Reschedule
- Moves or cancels that viewing afterwards.
This grid is what is live today, not a plan. Where a box is empty the capability does not exist yet. Booking a viewing straight from an Instagram message and from your website form are the two real gaps, and we would rather you saw them here than found them in week two.
Control & compliance
The call goes out in your name. So you hold the controls.
Automated calling is regulated differently in every market, and the liability sits with the agency placing the call. These are the levers that keep it yours.
It calls only when you allow it
Working hours, days and time zone are set per office and enforced before a number is ever dialled. An enquiry that lands at midnight waits until morning rather than waking someone up, and retries are capped, not endless.

Consent and disclosure on the record
Where the enquiry came from, when it arrived, and what the buyer was told at the start of the call, kept against the lead. Channel tokens are encrypted at rest, and every call keeps a transcript you can produce if anyone asks.
Lead record · consent
Owlvox gives you the controls and the audit trail. It does not give you legal advice, and we make no certification claims. If your market needs one, ask us before you sign anything.
Getting started
Live on one office inside a week.
No IT project, no migration, no change to the way enquiries reach you. If it is not earning its keep after a month, you have lost a week of setup and nothing else.
We connect one channel
Usually your Facebook lead ads or Instagram DMs. You give us access, we do the wiring, and there is nothing to install.
We tune the questions
Your qualifying questions, your working hours, and which negotiator gets which diary. Half an hour on a call, not an implementation project.
You listen before it goes live
Owlvox calls you and your staff first. You hear exactly what a buyer will hear, and we change the script until you are happy with it.
Out-of-hours goes on
Once the daytime calls read well, we extend it to evenings and weekends. The hours you were never covering anyway.
Start with one branch
Give us one real enquiry.
We’ll show you exactly what Owlvox does with it.
No fake demo. No scripted conversation. Your property. Your enquiry. Your rules.
